Government of Andhra Pradesh manages the property registration records in AP CARD 2.0 system and a new interface is updated for verifying the land records. Of all the Property related verification documents, An Encumbrance Certificate Statement is most important. The EC of a particular document shows the timeline of transactions done in a sub-registrar Office. What is AP IGRS EC Encumbrance Certificate & Signed EC Online Search?
Encumbrance Certificate statement is a official computer generated document consisting of the transactions done on a particular Title deed of a property. AP IGRS EC issued by Registration and stamps department is mandatory for a property to be sold or transferred or a purchase by citizens. Rise of real estate ventures and huge demand for property, Lands, Plots, Villas & Apartments, Agricultural lands often create some gaps & unwanted issues in property documents.
So AP IGR issued Encumbrance is the final record of a title deed consisting of every mutation, transfer of parties, sale or mortgage & disputed property. The Encumbrance Certificate also shows the exact dates, timeline of every transaction from 1950 to till date. AP CARD 2.0 web interface is live to access in meebhoomi.ap.gov.in and registration.ap.gov.in website.
AP IGRS EC Search Online – Apply for AP EC Signed Copy in registration.ap.gov.in:
General Search and verification of AP IGRS EC is free of cost for citizens use. just visit registration.ap.gov.in website and choose EC for Information Only option.
First option is to See the Present Record of Encumbrance for general inquiry. But the Information Only option is not accepted as a proof at the time of property registration. The data is same in For Information only mode or Signed EC mode of inquiry.
This feature requires a user registered login ID for accessing the Online application form. People can use their Email ID, Mobile number, Aadhar Card Number & Tidco Login ID for access.
Enter any one of the option, user Full Name and wait for OTP to login user creation. Once your account is verified you can access the EC Search and Signed EC Certified Copies online application.
Select For Information Only option to search for EC online. A form with Search entry options is appeared on the page. Applicants can search with Document number or Property Details.
Select District name, Taluk or Revenue Sub-division name from the search form. Choose the SRO name and enter the year of Document Registration. You can also search for EC by Document number and year of registration in first option. Enter the
Select Non option to search the EC Statement by property details. Choose the name of District, SRO names (3 options max for multiple search) and Applicant name.
Now choose between Agricultural Lands option or Building or Structure Details. If the document related to Building or a constructed property, We need to enter Flat no, Apartment Name, Plot or BI number, Survey number, Village Name, ward number, Alias details.
The boundaries of Plot or property as per document should be entered. We also need to give the extent & build up area details.
Select the Search Period option from and to dates and fill the captcha verification code. Once your search entry options are correct, the View Only Encumbrance Certificate will appear.
If you want to apply for Signed EC or Certified EC document, login with your credentials and Select Signed EC option in the page.
Now select New Signed EC Application option and proceed with applicant details to fill first. Enter Applicant Name, Mobile Number, Email ID, Address for communication etc.
Now Select the EC application mode to search the details by Document number or Other details. The details entry is same as searching the For Information Only EC as mentioned above.
The cost for Signed EC is 500 rupees and more subject to the period of search. You need to submit the application in the same day and pay the challan amount at same time.
Once application form is submitted and challan is paid, the EC request will be processed by the concerned SRO in 48 hours.
Steps to Download AP IGRS EC Statement Certificate Copy Online:
Once EC is generated by the AP CARD server, email and SMS alerts are given to applicant. Login with your registered email id or mobile number.
Now go to Signed EC option and wait for the page to load. The list of applications which you ever applied are shown with current application status is appeared. Select Download button beside your desired Search option. The document is Digitally signed and issued by the SRO and it does not need a stamp or signature by hand.
